When it reads
- When a person marketing an apartment community in Lease Velocity enters that community's website, or their management company's.
- On a schedule, only for websites already entered: Mondays and Thursdays for floor-plan availability, and every 28 days to refresh the community's facts.
- Never a resident log-in, rental application or payment page.
What it keeps
- What it reads is kept in that community's own Lease Velocity account and used only to draft that community's marketing.
- Lease Velocity does not use it to train AI models, and instructs its model providers not to (Privacy Policy).

A read also fetches robots.txt, the sitemap, up to 8 stylesheets, and the floor-plan and map data the pages embed. A page is read up to 1.5 MB.
Each website, in any 24 hours: first reads of up to 25 communities and 3 more reads of each, every read starting at least 5 s after the last.
robots.txt
- After the front page, every page request waits at least the site's Crawl-delay, up to 10 s, and pages are read one at a time.
- Disallow is honoured on every read. A page the file disallows is never requested, including the one a person enters; when that page is disallowed, nothing is read.
- A group naming LeaseVelocityStudio is followed ahead of the wildcard group.
How it identifies itself
- User agent: LeaseVelocityStudio/1.0 (+https://www.leasevelocity.co/legal/reader; hello@leasevelocity.co)
- Every request is signed with HTTP Message Signatures (Web Bot Auth, Ed25519), carrying Signature-Agent: "https://www.leasevelocity.co". Public key: https://www.leasevelocity.co/.well-known/http-message-signatures-directory
- Never a browser's user agent, a headless browser or a proxy.
